Let’s see. A realtor says 7 of the 11 reasons your home is not selling are related to (wait for it…) you’re not working with the right realtor. Who’d a thunk it? And then his wisdom is confirmed by the managing broker for another real estate firm! Wow.
I see the makings of a ‘log rolling’ series here.

This article should be about one thing – price. Price is the reason houses aren’t selling, everything else is just window dressing.

Charles, it was very popular to split the duplex and sell the units separately. It would net the owner more.
This is not a good option as an investment purchase. The whole point is to buy 2 units for better cash flow and to spread risk.
However, if i am a homeowner with a duplex, I am less likely to sell for less if it is fully occupied as i have cash flow.
So the duplexes are not coming up on the market- not at a price you or i would buy them for investing, however they work for owner occupancy.
