Are you procrastinating on buying that first home? Are you concerned about the commitment? The fear of not knowing how to do it? The possibility of making a mistake?
How about considering, the end of paying Rent? the end of grovelling and bending over backwards to get approved to live in someone else’s appartment? how about not moving every 6 months or a year? or a tax break for your payments, or pride of having your own place? Or paying your self rent? actually saving some dough!
Did you know, a home owner on average has a net worth approximately 70,000 higher than a renter.
An example, if you bought a home for $140,000 with 5% down, 7,000, you could have a payment of about $950. (Mortgage and taxes.) in 10 years with 5% growth your equity would be approx $108,000.
You payment is also locked in. Your rent at 700 before would now be 1140 due to inflation.
Home-ownership has always been a good thing. Why the perfect storm now.
Well, I have been posting for a year that this is a great time to buy. In-fact in my 17 years in the business there has never been a better time to buy.
Here are the “converging factors”
1) Interest rates are very low again. 30 year is below 5% again. 15 down below 4.5% This means low payments
2) Inventory is very good. Although we have had a pretty good run this year, prices have not gone up.
3) Prices are very low. ack to 2005 prices in some cases.
4) Federal Tax Credit. For a very limited time now, there is still an incentive to buy a home. For this you could get up to $8,000,
If you are going to be in a place for over 5 years, it is very difficult to make a bad choice. your only bad choice is to remain renting.
